The four programs, in detail

NC Home Advantage Mortgage™ — the base product

A 30-year fixed-rate mortgage at competitive rates with down payment assistance of up to 3% of the loan amount.

  • The assistance is forgivable. It's a 0%, deferred second mortgage — forgiven 20% per year at the end of years 11–15, fully forgiven at year 15. You only repay it if you sell, refinance, or transfer the home before year 15.
  • Who qualifies: buying a home in NC and occupying it as your principal residence within 60 days; income of $158,000 or less statewide (the same limit in every NC county, not based on household size); a credit score of 640 or higher (660 for manufactured homes); and you're using an FHA, USDA, VA, or conventional loan through a participating lender.
  • First-time and move-up buyers are eligible. There's no NCHFA sales-price limit on this loan itself — the FHA, USDA, VA, or conventional loan you pair it with sets its own price ceiling (see our FHA loan limits page for Camden's current figure). Debt-to-income can't exceed 45%.
NC 1st Home Advantage Down Payment — $15,000

If you're a first-time buyer or a military veteran, this adds $15,000 in down-payment assistance on top of the NC Home Advantage Mortgage.

NC Home Advantage Tax Credit (MCC) — currently suspended

A Mortgage Credit Certificate (MCC) turns part of your mortgage interest into a federal tax credit of up to $2,000 per year, every year you keep the loan — when it's available.

  • The credit equals 30% of your mortgage interest on an existing home, or 50% on a new home, up to the $2,000 annual cap. You can still deduct the remaining interest.
  • Was available to first-time buyers, veterans, or buyers in a targeted census tract. An MCC has to be set up before closing through a participating lender — it can't be added afterward.

For low- and moderate-income buyers, the CPLP can provide up to 25% of the purchase price (capped at $50,000) as a 0%, deferred second mortgage when combined with an NC Home Advantage Mortgage. It requires a community-partner lender.

How this stacks in Camden

A typical entry-level path here: a zero-down USDA loan on a qualifying Camden County home, plus the $15,000 1st Home Advantage assistance to cover closing costs and reserves.
